Ward 9 candidate Wanda Berton-Heyerichs says Greater Sudbury needs to stop using the term **“affordable housing”** without first defining exactly what that means.
Affordable for who?
A senior on a fixed income?
A young family trying to buy their first home?
Someone working full-time but struggling with rent?
Or a person coming out of homelessness who may simply need a safe bachelor or one-bedroom unit?
Wanda argues that these are completely different housing needs, and the City cannot solve them all with one type of project.
If the City builds three-bedroom units but the real shortage is small, low-cost units for people leaving homelessness, then the target may look good on paper while still failing the people who actually need housing.
That is why Wanda says the first step should be to clearly identify **who needs housing, what type of housing they need, where they need it, and what “affordable” actually means for that group.**
She also raises the possibility of alternatives such as smaller units or tiny homes where appropriate.
Her approach comes back to the same principle she applies to other City services:
**Define the problem first. Then build the solution around the actual need.**
Simply announcing that hundreds of “affordable units” are being created does not necessarily mean the housing crisis is being solved.
The real measurement should be whether the right people can actually afford and use the housing being built.
